What does a property on Mallorca really cost you?
More than what's stated in the listing. On top of the purchase price come taxes and additional costs that no one calculates voluntarily: When buying a resale property, the property transfer tax (ITP) applies, which rises in stages with the purchase price. For new builds, VAT applies instead, together with the tax on the notarial deed. Added to this are notary fees, land registry costs and, if you're represented, a gestoría — a Spanish administrative office that handles official procedures for you. And it doesn't stop after the purchase: property tax, waste collection fee, ongoing tax returns.
Each calculator answers a specific question that people actually bring to us. What remains of the sale proceeds after taxes? What do children pay when they inherit a finca on the Balearics? What does someone owe the tax authorities who owns a flat but doesn't live in Spain? You enter a few key figures and get a reliable ballpark before heading to your appointment with a tax advisor or into price negotiations. How the calculators work
Behind every calculator lies a maintained register of official values: tax rates, brackets, allowances, deductions. These values are deliberately not embedded in the running text, but kept in a single place. If the legislator changes something, all calculators update together — instead of an old rate lingering somewhere that no one can find anymore.
Every calculator page states which legal status it relies on and where the values come from. We work exclusively with official sources: the ATIB, the Balearic tax administration, the Spanish tax authority Agencia Tributaria, the state gazette BOE, and the publications of the Balearic government. Secondary sources, forums and rules of thumb from estate agents are not included.
What the calculators are not: tax advice. They give you an orientation for a typical scenario. As soon as business assets, multiple heirs, unusual residency questions or old acquisition transactions come into play, the case belongs in the hands of a local advisor. Use the result as preparation for that conversation — then you'll know which questions to ask.
