The Staged Process of Construction
1. Initial Design and Concepts
At the start, it's about realizing the client’s dreams and presenting them in preliminary sketches. During this 'Anteproyecto' or initial design stage, we also liaise with the local Town Hall about potential collapsibility.
2. Design Approval and Basic Planning
The 'Proyecto Básico' stage, or the outline planning phase, requires first approval of the proposed design and project scope. Fundamental architectural pans covering site plans, floor plans, sections, and elevations are submitted to the committee for an affirmative nod.
3. Detailed Planning and Construction License
The execution project, or 'Proyecto de Ejecución,' focuses on acquiring the final building license. This phase demands extensive documentation detailing architectural plans, survey reports, building control documents, health and safety plans, and utility certificates. We make it our priority to understand and meet each requirement to avoid delays.
4. Finishing the Build
The 'Proyecto Final de Obras,' or final building project, is necessary if substantial changes have occurred during the construction phase. This step prepares the project for obtaining the Licencia de Primera Ocupación or First Occupation License.
