Balearic Islands housing: 2,028 homes added in two years
The Balearic Islands gained 2,028 homes over the past two years through alterations to existing buildings, the Balearic Association of National and International Estate Agents (Abini) said in Palma, Mallorca, on 18 August 2026. The measures included converting commercial premises, splitting homes, adding storeys and changing permitted uses.
Abini said the additional homes form part of efforts to improve access to housing for residents. Its president, Daniel Arenas, said the shortage was particularly worrying for young people, while arguing that a deficit built up over more than a decade could not be addressed within four years.
Homes intended for residents
According to Abini, the more than 2,000 homes are reserved for residents and will remain subject to statutory price limits. Arenas said residents should remain the central beneficiaries of housing policies in the coming years.
He said the new homes would not solve the islands' housing shortage by themselves, but showed that supply could grow when alternative routes were opened and barriers removed.
Call for sustained housing policy
Abini called for a long-term approach based on planning, investment, legal certainty and continuity in housing policy. It said progress should not be judged solely within a single electoral term.
The association identified new construction, protected and affordable homes, releasing land, and making property refurbishment and conversion easier as priorities. It also called for public-private cooperation, shorter administrative procedures and more efficient management.
