Choosing a Mallorca holiday villa: location, size and booking

Responsible for this content: Frank Menze

If you’re choosing a finca on Mallorca, don’t start with the most beautiful pool photo. What matters is how you want to spend your time there: on your own or with a large group, close to the sea or deliberately inland, with a shared dining area or plenty of places to retreat to. A villa can be an excellent choice for families – but only if the sleeping arrangements, bathrooms, outdoor spaces and journey there suit your day-to-day holiday plans.

This guide helps you assess location and house size systematically. You’ll see specific examples of small houses, fincas with five bedrooms and accommodation for large groups, along with published nightly rates. You’ll also learn what to clarify before booking for 2026 or 2027. There’s no one-size-fits-all answer to which finca is “best”: the right house is the one whose layout, location and booking terms suit your group.

Choosing a finca in Mallorca: location, size and booking

How to choose a finca on Mallorca

First, write down what’s fixed: your travel dates, the number of adults and children, and how many bedrooms you actually need. Then separate preferences from essentials. A pool may matter, but a bedroom that doesn’t require using stairs or a sufficiently large dining table may matter more to your group.

Checklist for choosing a holiday home in Mallorca
Choosing a finca or villa in Mallorca: location, size, guest capacity and when to book

Assess each house in the same order:

  1. Check the location: Is the house well placed for the places you want to visit regularly?
  2. Check the layout: Who will sleep in each room, and how are the bathrooms distributed?
  3. Check the outdoor space: Do you need a pool, shade, somewhere to eat outdoors or a sheltered area for children?
  4. Check the offer: Compare the price for your actual travel dates and review the terms before booking.

Which location suits your holiday?

An inland finca is a different choice from a house near the coast. In the centre of the island, known as Es Pla, traditional fincas sit in an agricultural landscape. If you want to go to the sea often, don’t rely solely on the name of the area: check the distance from the individual house.

Location of an advertised property Specific point of reference Useful question to ask before booking
Cala Santanyí / Cala Llombards One advertised finca is approx. 1,000 m from the sea Will that distance work for you day to day?
Son Carrió One finca is listed as approx. 4 km from the sea How will you get to your preferred swimming spots?
Manacor Two larger fincas are listed as approx. 15 km from the sea Is having space at the house more important to you than being right by the sea?
Inland, Es Pla Traditional fincas are found in a predominantly rural region Is this the setting you are looking for?

Place names alone tell you little, too. Listings can be found, for example, around Santanyí, Sóller and Can Picafort. So check the location of the specific house on a map rather than assuming that a well-known place name means it is close to the beach or peaceful.

How big does the finca need to be for your group?

The stated maximum occupancy is only a starting point. For a comfortable stay, consider the layout of the bedrooms and bathrooms, and whether everyone can eat together and spend time outdoors. Published listings on Mallorca range from houses for 2 to 32 people.

Group size Published example What else you should check
As a couple The finca ‘Limonera’ near Son Servera sleeps 4 people and has 2 bedrooms and 2 bathrooms; the provider quotes a lower price for 2 people Whether the price and layout suit you as a couple
Up to 6 people ‘Can Solana’ near Ses Salines / Campos: 3 bedrooms, 2 bathrooms, pool Whether two bathrooms are enough for your group
Up to 10 people ‘Villa Matias’: 5 double bedrooms, 4 bathrooms and 1 additional toilet, pool Bedroom layout and shared spaces
Up to 12 people ‘Carla’ near Manacor: 6 bedrooms and 6 bathrooms, pool Whether the facilities and location suit everyone travelling with you
Up to 16 people A finca near Cas Concos is offered for groups of up to 16 people The guest numbers and room layout confirmed for your dates

A finca with five bedrooms and a pool is therefore not an unusual combination to look for: alongside “Villa Matias”, a finca near Santanyí with five bedrooms, each with its own bathroom, and a pool is advertised for 8 to 10 people. Conversely, as a couple, you don’t need to book a large property: compare smaller houses and prices for two guests too.

Are fincas and villas suitable for families?

Yes, provided the individual property suits the children and adults travelling. A garden provides space, but that does not necessarily mean the pool and access points are suitable for your family. A finca near Santanyí specifically mentions child-safe access to the pool. Ask what that means at the particular property, and check the photos and property description accordingly.

For families, separate sleeping arrangements, enough bathrooms and usable outdoor areas are often more informative than the floor area alone. If you’re travelling with several families, check in advance which rooms are close together and whether anyone needs their own bathroom.

Note: “Family-friendly” is no substitute for checking the specific layout and pool area. Ask for explicit confirmation of any important features at the property you choose.

How much do the advertised properties cost?

Nightly rates vary considerably, even for properties with the same maximum occupancy. The following figures are examples from published listings, not island-wide average prices. A “from” price is not necessarily the price for your preferred dates.

Property and location Guests / bedrooms Published price
“Can Solana”, Ses Salines / Campos Max. 6 guests / 3 bedrooms from €164 per night
“Bell Jardi”, Cala Santanyí / Cala Llombards Max. 6 guests / 3 bedrooms from €738 per night
“Carla”, Manacor Max. 12 guests / 6 bedrooms from €802 per night
“Daria”, Manacor Max. 14 guests / 7 bedrooms from €885 per night
“Limonera”, near Son Servera Max. 4 guests / 2 bedrooms €165–305 per night

Even the two examples for a maximum of six guests show why a budget filter alone is not enough. For the same travel dates and the same number of guests, compare the total price shown and check what is included and which terms apply to each listing. For help weighing up accommodation types more generally, see our guide to the cost of a Mallorca holiday in a villa or hotel.

When should you book a villa in Mallorca?

There is no single booking lead time that makes sense for every property. The right time to book depends on your travel dates and how specific your requirements are. If, for example, you need several bedrooms, a particular location and a pool, start checking suitable listings as soon as your travel plans are set.

Booking for 2026? Providers list fincas for 2026 and 2027. Only the current availability on each listing will tell you whether your preferred property is actually free for your dates. A published listing is not a reservation.

Check the following in this order before booking:

  1. Are your arrival and departure dates available?
  2. Can the property be booked for your actual number of guests?
  3. Which rooms and facilities are confirmed for those dates?
  4. What is the total price, and what booking and cancellation terms apply?

What should you check before committing to a booking?

Photos give you a feel for a property, but they do not answer every practical question. If anything is unclear, ask for an explanation of the floor plan and check that the property description, guest capacity and pricing are consistent. For larger groups in particular, it should be clear which guests will stay in standard bedrooms.

Also ask for details of the property's tourist letting and check any outstanding legal questions against official sources. You cannot establish a property's legal status from an attractive listing description alone.

Note: This guide is no substitute for checking the terms of the specific listing. Not legal or tax advice.

The most common mistakes when choosing a finca

  • Deciding based on photos alone. A pool photo tells you nothing about the layout of the rooms or how practical the house is for everyday use.
  • Assuming maximum occupancy means everyone will be comfortable. Count the bedrooms and bathrooms rather than relying solely on the stated number of guests.
  • Treating “south-east Mallorca” as a precise location. Check the specific house and the routes to the places you want to visit.
  • Treating the “from” price as the final price. What matters is the quote for your dates and number of guests.
  • Confusing a listing with availability. Especially for a specific trip in 2026 or 2027, you need to have the dates confirmed.
  • Taking important features for granted. Pool access, room layout and any special facilities should be explicitly confirmed for the house you choose.

Checklist for your decision

Before comparing two favourites, make sure you have the same information for both:

  • Your travel dates and actual number of guests have been entered.
  • The bedrooms and bathrooms suit your sleeping arrangements.
  • You have checked the house’s location on the map.
  • The pool and outdoor areas meet your needs.
  • The price applies to your dates and number of guests.
  • You have read the booking and cancellation terms.
  • Any outstanding questions about the house and its tourist letting status have been answered.

If you are left with two houses, do not make an abstract choice between a “finca” and a “villa”. Choose between these two floor plans, these two locations and these two specific offers.

What next?

Once you have chosen the house, save the details your decision is based on: the property description, confirmed number of guests, price and booking terms. Then plan your journey to suit the property’s actual location. A house near Manacor listed as approx. 15 km from the sea will make for a different kind of holiday from a property near Cala Santanyí / Cala Llombards listed as approx. 1,000 m from the sea.

If a holiday later sparks an interest in owning a property, that is a different undertaking. Our guide to buying a holiday property in Mallorca covers that decision separately from booking a holiday home.

Conclusion

The most beautiful finca is not necessarily the right one for you. Start with location, usable bedrooms, bathrooms and guest capacity; then compare the facilities, price and terms for your dates. Whether you are travelling as a couple or looking for a house for 16 people, a carefully checked room layout matters more than a particularly impressive cover photo.
