Mallorca house prices: Andratx up 122.1% since 2021
In Andratx, Mallorca, property costs €8,543 per square metre: prices have risen 122.1% since 2021. The Balearic Islands account for 15 of Spain’s 25 most expensive municipalities in September 2026 figures from property website pisos.com. Formentera tops the list at €10,332 per square metre, putting a 100-square-metre property at more than €1 million.
Elsewhere on Mallorca, Calvià costs €7,526 per square metre, Sóller €6,166 and Campos €4,955. Santa Eulària des Riu on Ibiza reaches €9,027. Prices have more than doubled since 2021 in two other Mallorca towns: Santa Maria del Camí is up 107.9%, and Sóller 106.1%.
Ferran Font, research director at pisos.com, points to scarce building land, restrictive planning rules and buyers with far more spending power than local people. He says prices are pulling away from local wages, making it harder for doctors, teachers and hospitality workers to find a home where they work.
