Mallorca, in Spain’s Balearic Islands, is part of a rental market where an average of 159 people show interest in each advertised home in the third quarter of 2026. That puts the islands third in Spain for rental demand, according to a report from the Observatorio del Alquiler, backed by the Fundación Alquiler Seguro. The islands also have Spain’s highest average rent, at 1,681 euros.

Only Barcelona, with 401 interested people per home, and Vizcaya, with 179, rank above the Balearics for demand. Across Spain, the report counts an average of 133 interested people in a home’s first ten days on the market. It considers 15 contacts per home a sign of a balanced market. Average rents are 1,641 euros in Barcelona, 1,639 euros in Madrid and 1,214 euros across Spain.

The report expects Spain’s supply of rental homes to fall by 7,705 in 2026, leaving 676,215 available. Supply fell by 4.7% in 2025, and the report says it has yet to stabilise. It makes no separate forecast for the Balearic Islands.
