Balearics home prices: 80 m² flat costs €435,459

An advertised 80 m² second-hand flat in the Balearics now carries an average price of €435,459. The figure for August 2026 is 5.3% higher than a year earlier, when the same size home averaged €413,475. Property portal Fotocasa puts the average asking price across the islands at €5,443 per m².

Prices also moved up 0.8% from July. María Matos, Fotocasa’s head of research and spokesperson, said the pace of annual growth has slowed sharply from rates above 15% a year ago. But she warned that slower rises do not automatically make homes more affordable.

The Balearics remains Spain’s most expensive region for second-hand homes, with more than 11 consecutive years of annual price increases, according to Fotocasa.

Capdepera, Inca and Sant Antoni post sharp rises

Prices rose over the year in 11 of the 15 municipalities analysed. Capdepera recorded the biggest jump, up 25.3%, followed by Sant Antoni de Portmany at 22.5% and Inca at 20.7%.

Manacor rose 17.7%, while prices increased 13.4% in Alcúdia, 11.7% in Ciutadella and 10.6% in Calvià. Llucmajor climbed 7.6%, Palma 5.3%, Eivissa 2.2% and Sant Josep de sa Talaia 0.1%.

Santa Eulària des Riu tops the price table

Santa Eulària des Riu has the highest asking price at €8,659 per m². Sant Antoni de Portmany follows at €8,348 per m², ahead of Eivissa on €7,436 and Calvià on €7,330.

Sant Josep de sa Talaia stands at €7,202 per m² and Campos at €6,718. In Palma de Mallorca, the August asking price is €5,250 per m².
