Mallorca luxury homes: MÉS calls for building freeze
Mallorca’s luxury home building faces a proposed freeze: MÉS per Mallorca has filed a housing motion in the Parliament of the Balearic Islands on 10 October 2026. It also wants higher taxes on property bought for non-residential use and a ban on home purchases by non-residents. These are proposals, not rules now in force.
A shift away from luxury homes
MÉS wants to pause luxury home construction and ban building on rural land. It says the property sector should focus instead on renovations and blocks of flats for people who live on the islands.
The party also wants to raise property transfer tax on purchases for non-residential use. A ban on purchases by non-residents would require changes to Spanish law, which MÉS is asking the central government to make.
Ferran Rosa, the member of parliament who signed the motion, says rents have risen by 30 per cent and sale prices by 40 per cent since Marga Prohens took office. He blames the Balearic government for failing to act against speculation.
More help for tenants
MÉS wants the Balearic Islands declared a high-pressure housing market so measures to curb rent rises can apply. Its motion also calls for free legal help for tenants facing abuse and alternative housing after an eviction.
To increase public housing, the party wants more money for the Balearic Housing Institute to buy and build homes. It is also pressing the central government to develop protected housing at Son Busquets and transfer properties held by Sareb in the Balearic Islands to the institute.
