Mallorca rents: Palma up 2.5%, Llucmajor down 13.7%

Palma, Mallorca, is the only one of five Balearic municipalities surveyed where rents rise in the third quarter of 2026, up 2.5%. In Llucmajor, Mallorca, they fall 13.7%, while Calvià, Mallorca, records a 6.7% drop. The figures come from Fotocasa’s property index, published on Tuesday, 6 October.

Rents also fall in Santa Eulària des Riu, by 9.1%, and Sant Josep de sa Talaia, by 8.5%. Yet across the Balearics, they rise 1.9% over the quarter. In September, the regional price reaches €19.59 per square metre per month, 5.5% higher than a year earlier.

Falling rents do not necessarily mean low rents. Calvià stands at €22.99 per square metre per month, above Palma’s €19.60. Sant Josep de sa Talaia is higher still at €23.40, followed by Santa Eulària des Riu at €21.39 and Eivissa at €20.37. Llucmajor stands at €16.84.

The Balearic average sits below Madrid’s €21.45 and Catalonia’s €19.67 per square metre per month. Rents fall over the quarter in 12 Spanish regions; only five record an increase.
