Palma shared-room rents rise as supply falls
Palma, Mallorca recorded a 22% fall in the number of rooms available in shared flats during the second quarter of 2026, compared with the same period in 2025, according to a report published by property portal idealista on Monday.
Average shared-room rents in Palma rose by 22% over the period to €550. The city had Spain’s third-largest reduction in supply, behind Ceuta and Bilbao, and the second-biggest increase in prices after Ceuta.
Palma was tied with Madrid as Spain’s second-most expensive city for a room in a shared home. Barcelona led at €600 a month, followed by San Sebastián at €500, Bilbao and Málaga at €450, and Pamplona at €440. The national average was €425.
Interest also increased, with the number of prospective tenants per room in Palma up 15%, matching the national average. The sharpest rises were reported in Ceuta, Girona, Zaragoza, Soria and Huelva.
