Mallorca shared rooms hit €653 a month in Palma

A room in a shared flat in Palma averages €653 a month after prices rose 13.7% over a year in July. Across the Balearic Islands, the average is €622, up €64 on July 2025. The figures come from a study by property portal Fotocasa.

The Balearics recorded Spain’s sharpest increase in shared-flat room prices, at 11.5%. They are also the country’s most expensive autonomous community for this type of accommodation, ahead of Catalonia at €611, the Community of Madrid at €605 and the Basque Country at €574.

Palma ranks as Spain’s third-costliest municipality for a room in a shared flat. Only Sant Cugat del Vallès, at €706, and Villanueva de la Cañada, at €667, cost more.

Fotocasa spokeswoman María Matos called the annual rise unsustainable. She said strong demand and too few rental homes were pushing up even the most basic housing options on the islands, driving students, young people and workers out of the housing market.
