Mallorca homes: Palma says 4,000 could live in Son Busquets

Up to 4,000 people in Palma could have a home at Son Busquets, Mallorca, under plans for the site of the former barracks. Palma mayor Jaime Martínez said on 30 August that 890 homes could be built there within three years. He accused the central government of letting the project move too slowly.

Martínez said the homes would be offered at capped prices or as social housing. He said Casa 47 was taking steps on the project, but claimed it was acting slowly and without listening to neighbouring communities.

Homes, green space and wider plans

The mayor said he would keep pressing for Son Busquets to go ahead. As well as housing, the plan includes a large green area and facilities for nearby neighbourhoods.

Across Palma, eight of the city's 15 buildable areas are being processed as strategic housing projects, Martínez said. They could deliver between 10,000 and 12,000 homes, with about half at capped or limited prices.

Tourism lets and inspections

Martínez also defended the PP's approach to tourism pressure. He said Palma had extended its ban on new tourist-rental places to every type of letting and had stepped up inspections alongside the Consell de Mallorca.

But he acknowledged that online platforms were still carrying illegal listings. He backed inspections and penalties, while calling for measures that would encourage owners to choose long-term residential lets over tourist rentals.

The mayor said cutting tourist accommodation must be handled carefully because it affects jobs, income, taxes and quality of life. He blamed decisions by the former left-wing administration for allowing more than 115,000 tourist places to be added over eight years.
