Mallorca: Son Güells plan grows to 235 homes
Son Güells in Palma, Mallorca, gains capacity for up to 235 homes, up from 198, after the Balearic Government approves the change on 9 October 2026. Of those homes, 118 will be protected or price-capped — just over half of the new total.
The change applies to a strategic land reserve, a type of site introduced under Balearic law in 2008. Government spokesperson Antoni Costa says it follows the law on strategic housing projects. Current rules allow more building and a higher housing density on the site than originally planned under the 2008 law.
The earlier plan allowed for 99 affordable homes and 99 homes without those restrictions. The new count increases the total, but does not say when homes will be built.
