Balearic home prices hit €3,980/m² as sales fall
Mallorca, in Spain’s Balearic Islands, is part of a housing market where homes without price controls average €3,980 per square metre in the second quarter of 2026, up 13.3% on a year earlier. Yet sales recorded in property deeds across the islands fall 17% from the same quarter last year. The figures come from the Spanish Ministry of Housing and Urban Agenda’s Housing and Land Observatory, published on Thursday, 29 October 2026.
The €3,980 figure covers the whole Balearic Islands, not Mallorca alone. It is the second-highest regional average in Spain, behind Madrid, where the price exceeds €4,000 per square metre. The sales figure includes both homes with and without price controls.
Mortgage foreclosure proceedings began on 63 homes in the Balearics during the quarter. Two were new homes; the other 61 were previously owned.
