Balearic house prices hit €5,213/m² as growth slows
Mallorca is part of Spain’s most expensive housing market: across the Balearic Islands, houses average €5,213 per square metre and flats €4,910. Both prices are the highest among the 15 large provinces covered by RealAdvisor’s property report for the third quarter of 2026.
Prices are still climbing, but more slowly than across Spain as a whole. Over the past year, Balearic house prices rose 7.3% and flat prices 8.9%, against national rises of 9.7% and 11.5% respectively. Balearic flat prices have climbed 41% over three years, but the islands have slipped from 15th in the three-year price-growth rankings to 43rd over the past year. RealAdvisor says costly coastal and island markets may be nearing a price ceiling.
Sales are cooling too. Property transactions in the Balearics fell 14.3% in July, although foreign buyers still accounted for 32.3% of purchases. RealAdvisor says prices this high leave limited room for further increases. That offers little immediate relief to people trying to find a home: Spain’s average property price has reached a new high of €2,841 per square metre.
