Mallorca is in Spain’s most expensive region for renters: across the Balearic Islands, the average monthly rent is €1,681, and the number of homes available to rent is expected to fall. Figures released by the Alquiler Seguro Foundation on Monday, 19 October 2026, show rents are 0.18 per cent above their level in the second quarter of 2026. Its Rental Observatory forecasts 611 fewer rental homes on the market this year than at the end of 2025, a drop of 1.82 per cent.

The average rent was €1,643 at the end of 2025. Prices are rising more slowly, the foundation says, but they have not stopped climbing.

The search for a home is getting more competitive. In the second quarter of 2026, an average of 159 people expressed interest in each home during its first ten days on the market. That was up from 147 in the first quarter and 137 at the end of 2025. The foundation says a smaller supply could add to that pressure and keep rents rising.
