Balearic rents: €18.94 per square metre, second in Spain
Mallorca has no separate rental figure in the latest figures from property portal pisos.com: homes advertised across the Balearic Islands average 18.94 euros per square metre in September 2026. That puts the Balearics second among Spain’s regions for asking rents.
Only Madrid costs more
Madrid leads the regional list at 21.79 euros per square metre. Catalonia follows the Balearics at 16.92 euros. Across Spain, advertised rents average 14.89 euros per square metre in September, up 0.54% in the third quarter and 7.89% from a year earlier.
The Balearics rank third among provinces, just behind Barcelona at 18.97 euros per square metre.
Fewer homes, less room to bargain
Ferran Font, head of research at pisos.com, says the problem goes beyond rising rents. There are too few homes available for people who need to rent. When many people seek the same property, renters have less chance to compare homes or negotiate, he says.
Buying is out of reach for some households because they need savings upfront and financing conditions change. That adds to demand for rentals. Font expects the market to remain under pressure for some time, even if current policies increase the number of available homes.
