Mallorca’s region: home prices dip but still top Spain

Mallorca, in Spain’s Balearic Islands, sits in the country’s most expensive second-hand property market: homes across the islands average €5,163 per square metre in September, even after prices fall 0.4% in the third quarter of 2026. Property website Pisos.com ranks the Balearics as Spain’s priciest province for second-hand homes.

Across Spain, the average is €2,465 per square metre in the third quarter. That is up 0.45% on the previous quarter and 2.12% on a year earlier. Only Extremadura and Navarre join the Balearics in recording a quarterly fall.

Ferran Font, head of research at Pisos.com, says there are early signs that demand is easing. Prices are still rising nationally, though the increases are slower than before.
