Mallorca housing: only 8% of Balearic youth move out
In Palma, Mallorca, renting a flat costs an average of €1,528 a month in 2025: across the Balearic Islands, only 8% of 16- to 29-year-olds live independently in the second half of that year. That is fewer than half the share recorded a year earlier, the Spanish Youth Council and Balearic Youth Council say as they present their findings on 14 October 2026. The 8% represents just over 15,000 people out of more than 192,000 in that age group.
Pau Emili Muñoz, president of the Balearic Youth Council, says it is the lowest share ever recorded on the islands.
Rent outpaces pay
The report puts the cost of renting a whole flat at 124.8% of a young person's pay in 2025, up from about 112% a year earlier. In Palma, the average monthly rent rises from €1,408 to €1,528 over the same period.
Average annual take-home pay for young people rises too, from around €14,100 to €14,700. But a room now costs around €500 a month on average, or 40.8% of their pay.
Buying is further out of reach
The price of an average flat in the Balearics climbs from around €332,000 in 2024 to almost €381,000 in 2025. According to the report, a young person would have to save their entire pay for almost eight years just to cover the deposit.
Muñoz calls for controls on rents and restrictions on home purchases by people who do not live in the Balearics. Those are the youth council's proposals, not measures that have been adopted.
