Balearics building land prices jump 27.5% to €567.6

Building land in the Balearic Islands cost an average of €567.6 per m² in the second quarter of 2026. That was 27.5% higher than a year earlier and 26.4% above the previous quarter. The Ministry of Housing and Urban Agenda figures put the islands at the top of Spain’s autonomous communities for the price of urban building land.

Higher prices in larger towns

In Balearic municipalities with more than 50,000 inhabitants, the average reached €661.5 per m². That was 3.1% above the second quarter of 2025 and 19.2% higher than in the first quarter of 2026.

Fewer deals despite the price rise

There were 147 land transactions across the Balearic Islands in the second quarter. That was 12.5% fewer than a year earlier, although 9.7% more than in the previous three months.

Those deals were worth €65.7 million in total, down 9.1% on the second quarter of 2025.
