Balearics house prices hit €3,980 per square metre

The estimated value of free-market homes across the Balearic Islands has reached an average €3,980 per square metre in the second quarter. That is 13% higher than a year earlier, while values rose 2.5% from the first quarter.

The Ministry of Housing and Urban Agenda based the figure on 3,824 property valuations. It measures the assessed value of free-market homes, not protected housing.

Newer free-market homes, up to five years old, averaged €4,551 per square metre, a yearly rise of 11.6%. For homes older than five years, the value rose 13.1% to €3,956 per square metre.

Santa Eulària des Riu on Eivissa is the most expensive municipality among those with more than 25,000 inhabitants, at €6,844 per square metre. Across Spain, only the Community of Madrid records a higher regional average, at €4,089.6.

Protected housing in the Balearic Islands averaged €1,204 per square metre between April and June, up 9.5% on the same quarter in 2025.
