Mallorca building boom: one-third legalise homes

More than 6,700 building projects on Mallorca received architects’ sign-off in the first half of 2026. Nearly one in three files concerns the exceptional legalisation of a home. The figures were released by the Official College of Architects of the Balearic Islands from its Building Observatory.

The headline total is 26.23% higher than in the previous period. But when the exceptional legalisation files are left out, Mallorca has a little more than 4,600 signed-off projects — an increase of 4.9%.

The effect is sharpest for detached homes. More than 2,400 were signed off on Mallorca, up 58.8%. Excluding the legalisation cases cuts that figure to about 1,200, 19.6% below the previous period.

New homes still account for a substantial part of the activity. About 4,400 newly created homes were signed off on Mallorca, a rise of 38.8%, while nearly 2,000 free-market flats in multi-family housing were recorded, up 20.23%.

The projects signed off on Mallorca carry a budget of more than €1,700 million and cover 2.4 million square metres, 51.9% more than in the previous period.

Despite the higher building figures, the architects’ body says the Balearic Islands still face an insufficient supply of affordable and protected housing as demand grows. More construction activity alone, it says, does not meet the housing market’s needs.
