Casa47 rental adverts face warning over missing details

Casa47 is advertising 19 three-bedroom, three-bathroom homes in Turís, Valencia, for between 721 and 956 euros a month. But the Observatorio del Alquiler rental watchdog says the listings leave out information required by law. It raised the concerns in Madrid on Thursday, 10 September.

The watchdog says Casa47's adverts do not display the required energy-efficiency label. Rules require the label to appear in every offer, promotion and advert for a property being sold or rented.

Rent and supply details absent

Several Casa47 homes are in areas officially declared pressured residential markets, according to the Observatorio del Alquiler. Listings for homes in those areas must say so and give either the rent under the previous contract or the relevant reference-index figure.

The watchdog says none of the published adverts includes that information. It says the details appearing in the terms of the call is not enough: they should be visible in the property listing itself.

Information about a home's installations and supplies must also be publicly available, it adds. That is not shown in the Casa47 adverts, according to the organisation.

Turís rents above market level

Six of the 19 Turís homes are advertised at 927 or 956 euros. The town has more than 7,000 residents and a net household income of 31,713 euros, or 2,642.75 euros a month when divided across 12 months.

The Observatorio del Alquiler says the six higher-priced homes would take more than 35% of that monthly income. Similar furnished three-bedroom homes in Turís, with two bathrooms and a garage space, have been advertised in recent months for 650 to 800 euros a month. It says Casa47's offer is therefore above the market price.
