Spain extends eviction protection to 2030 in housing deal

Spain moves to keep eviction protection in place until 2030: ministers approve two housing decrees in Madrid on Tuesday, 29 September 2026. The deal also covers longer rental contracts, short-term and room lets, and a ban on purchases by so-called vulture funds until 2028.

Under the plans, existing rental contracts due to end before 31 December 2028 would run for another two years. The government says automatic renewal of rental contracts will be covered by the second decree.

The agreement between the governing Socialist Party (PSOE) and its coalition partner Sumar came after last-minute talks delayed the cabinet meeting by an hour. Sumar had pressed for rules on room lets and automatic contract renewals.

The measures still need parliament’s backing. The government has asked the Congress of Deputies to hold an extraordinary sitting on Friday to approve both decrees. An earlier housing decree failed when it could not win enough support there.
