Spain moves to extend eviction protection until 2030

Spain’s protection against eviction could run until 2030: ministers agree two housing decrees in Madrid on Tuesday, 29 September 2026. Congress is due to vote on both on Friday.

Longer tenancies and new letting rules

Under the decrees, existing rental contracts that end before 31 December 2028 would gain a two-year extension. The measures also cover seasonal lets and room rentals, and would bar property purchases by so-called “vulture funds” until 2028. Ministers have agreed to put automatic renewal of rental contracts in the second decree.

Talks run late as protesters press for change

Sumar pushed for rules on room rentals and automatic contract renewals. Last-minute talks delayed the cabinet meeting by an hour. Both measures were also demands of the tenants’ union behind a protest camp at Madrid’s Puerta del Sol.

Sumar ministers credit public protests with helping secure the agreement. The government has requested an extraordinary sitting of Congress on Friday to approve the two decrees.
