Mallorca and the other Balearic Islands: foreign buyers purchase 15.4% fewer homes in the first half of 2026 than a year earlier, even as prices across the islands rise 9.3%. The sales figures come from Spain’s Notaries’ Statistical Information Centre. Spanish property registrars report the price increase.

The fall is part of a wider slowdown. Across Spain, foreign buyers purchased 62,327 homes between January and June, down 13% on the same period last year. Purchases by foreigners who do not live in Spain fell more sharply, by 18% to 22,940. Those who do live in Spain bought 39,387 homes, down 9.7%.

Fewer sales have not meant lower prices. Foreign buyers paid an average of €2,644 per square metre across Spain, up 9.4% on a year earlier. Buyers who do not live in Spain paid €3,493 per square metre on average, compared with €2,102 for those who do. The figures give no separate result for Mallorca, or average price per square metre for the Balearic Islands.
