Balearics at 5.8% as Germans lead Spain mortgages

The Balearic Islands accounted for 5.8% of foreign buyers’ mortgage applications through idealista/hipotecas in Spain in the second quarter of 2026. Germans made the biggest share of those non-resident applications, at 15.6%, according to figures released by the property portal on Tuesday, 8 September. Britons followed on 10.6% and Swiss applicants on 9.4%.

Foreign mortgage demand was concentrated on the Mediterranean coast. The Valencian Community took 32.3% of applications, ahead of Andalusia on 19.9% and Catalonia on 14%. Madrid reached 6.5%, the Canary Islands 6.3%, the Balearics 5.8% and Murcia 5.4%.

Applications from overseas buyers made up 3% of all demand handled by idealista/hipotecas during the quarter. The same share, 3%, applied to mortgages ultimately signed through the broker.

Bigger budgets, but most applications stay below 200,000 euros

Foreign applicants put the average purchase price at 265.093 euros, 3.6% higher than in the second quarter of 2025 and above Spain’s national average of 207.569 euros. Nearly 70% of applications, however, were for less than 200.000 euros. Only 2.7% sought finance for homes costing more than half a million euros.

Their average disposable household income was 6.779 euros a month, against a national average of 3.385 euros. Swiss applicants had the highest average, above 9.300 euros monthly. Applicants from Germany and the Netherlands were below 6.600 euros.

The average foreign applicant was 44, while the average requested loan covered 68% of the purchase price. Mortgage payments would take up 23% of income, the lowest level of the past year in idealista’s figures.

Completed purchases cost nearly 403,000 euros

Non-resident buyers who went on to sign a mortgage bought homes for nearly 403.000 euros on average. Their loans came to about 235.000 euros, up 15% year on year. Average household income for these completed deals reached 10.320 euros a month.

Fixed-rate mortgages accounted for 85% of signed loans, while mixed-rate deals made up the remaining 15%. Variable-rate mortgages had no presence among non-resident borrowers in the second quarter.
