Near Barcelona, 15 holiday flats bring in 24% more
A block of 15 holiday flats in L'Hospitalet de Llobregat, near Barcelona, brings in 24% more revenue than it did under its previous management, operator GuestReady says. The company has run the building beside Fira Barcelona Gran Via since January 2026 and reports average occupancy of 87%.
The owner adds another building
Guests stay an average of 3.8 nights, while the average daily rate is 168 euros. After seeing the results, the owner gave GuestReady a second building to manage. Its eight apartments began operating in October 2026.
Rules shape where the model can grow
GuestReady says it manages 120 apartments in Spain in buildings used entirely for tourist accommodation. That is about 26% of its Spanish portfolio. It also runs such buildings in Madrid, Valencia, Cádiz, Gran Canaria and the wider Barcelona area.
Keeping the apartments in one building lets the company manage them together rather than across separate residential blocks. Rules for individual holiday flats vary by municipality and region. Barcelona currently does not allow new tourist-use homes, and its city council plans for existing licences to expire in 2028. GuestReady expects more whole buildings to be used for holiday accommodation, but says their growth will depend on local rules and conditions.
