Mallorca house prices: Calvià tops Spain at €981,485
Calvià, Mallorca, tops Spain’s 2025 home-sale price ranking with an average of €981,485. Spain’s National Statistics Institute published the figures on Wednesday, 21 October 2026, in its latest Urban Indicators report. Pozuelo de Alarcón in the Madrid region follows at €907,270, ahead of Santa Eulària des Riu on Ibiza at €888,800.
Marratxí, Mallorca, stands out for a different reason: its average sale price rose by 179.6% from 2013. Only Tías, in Las Palmas province, recorded a larger increase, at 180.6%. The institute uses 2013 as its starting point because house prices were low after the property crisis.
The rental ranking looks different. In 2024, Pozuelo de Alarcón had the highest average monthly spending on a main-home rental, at €1,499. Madrid and Barcelona accounted for 94 of the 100 neighbourhoods with the highest average rental spending. The figures do not cover the Basque Country or Navarra because data were unavailable.
