Mallorca property prices: Llucmajor drops 6.9%

Mallorca’s Llucmajor records a 6.9% fall in second-hand home prices in the third quarter of 2026: the sharpest drop among Balearic municipalities examined by property platform Fotocasa. Across the islands, prices fall 1.7% from July to September, to €5,348 per square metre.

That does not erase the rise over the past year. The Balearic average remains 2.9% higher than in the same quarter last year. According to Fotocasa, only the Balearic Islands and the Madrid region exceed €5,000 per square metre.

Elsewhere on Mallorca, prices fall 3.4% in Alcúdia and 1.5% in Palma. Son Servera moves the other way, with a 3.6% increase.

The price gap between towns remains wide. Second-hand homes average €7,580 per square metre in Andratx and €5,196 in Palma, compared with €3,001 in Felanitx and €3,120 in Inca. In Llucmajor, despite the quarter’s steep drop, the average is €3,971 per square metre.
