New and existing homes across the Balearic and Canary Islands cost 13.2% more in October than a year earlier. The figure includes Mallorca, but covers both island groups together; it is not a Mallorca-only rate. Property valuation firm Tinsa released the figures on Friday, 6 November 2026, and reported a further 0.3% rise from September.

How the islands compare

Across Spain, house prices rose 13.7% from October 2025, though that annual rate was half a percentage point lower than in September. Prices rose 0.9% nationwide from the previous month.

The Mediterranean coast recorded the biggest annual increase, at 16.7%, followed by metropolitan areas at 15.6%. Capitals and large cities were next at 13.3%, just ahead of the islands at 13.2%. Other municipalities recorded a 10.3% rise.

Prices rise, but sales slow

Nationwide, house prices stand 3.5% above their 2007 housing-bubble peak before inflation is taken into account. Once Tinsa adjusts for inflation since then, they remain 31.6% below that level.

Tinsa research director Cristina Arias says price growth is gradually slowing, even as annual increases remain strong. She says rising prices, limited supply, higher interest rates and the greater cost of buying are slowing home sales. Sales nevertheless remain above their historical average.
