Ibiza housing gap hits 43% as home approvals rise

Ibiza’s housing gap stands at 43.18%: its population has grown far faster than its housing stock over the past 25 years. The Balearic Housing Observatory published the figures on a website unveiled in Ibiza on Tuesday, 29 September 2026. Over that period, the island’s population rose by almost 83%, while the number of homes grew by nearly 40%.

More homes approved, but prices stay high

Approvals for new homes rose from 685 in 2024 to 853 in 2025, an increase of 24.5%. The observatory says 2025 was the strongest year for homes in multi-home buildings since 2008.

The average property sale price was €396,353. Foreign buyers paid an average of €653,786, or 65% more. In the municipality of Eivissa, asking prices on property websites were about 32% higher than actual sale prices.

Affordable homes remain on the drawing board

The Balearic government plans more than 1,200 affordable homes for Ibiza residents, including over 400 publicly backed homes through the Balearic Housing Institute. It is working with local councils, the island council and private companies. The homes are still planned; the figures give no timetable for their completion.
