Mallorca sits within a wider island property surge: new and existing homes across the Balearic and Canary Islands cost 15.2% more in September than a year earlier. Property research firm Tinsa reports the rise, but gives no separate figure for Mallorca. Prices in its islands group also climbed 2.2% from August to September.

Spain’s price rises slow

Across Spain, home prices rose 0.7% from August to September. They were 14.2% higher than a year earlier, down from an annual growth rate of 15.6% in June.

Tinsa puts the annual rise for the third quarter of 2026 at 14.9%, two-tenths of a percentage point above its earlier estimate.

Buyers face a squeeze

Tinsa’s head of research, Cristina Arias, says home prices are still rising faster than inflation. At the same time, inflation is eroding the buying power of wages.

Higher purchase costs and restricted credit are slowing home sales, Arias says. Even so, sales remain above their historical average.
