Mallorca hotel sale as Balearic investment tops 2025
On Mallorca, in Spain’s Balearic Islands, the Bikini Port de Sóller hotel has a new owner: European asset manager Amundi. The purchase comes as investment in hotels across the islands in the first half of 2026 overtakes the whole of 2025. EY-Parthenon’s real estate team says first-half investment doubled from the same period last year.
Higher prices change who can buy
New luxury brands and upgrades to existing hotels have pushed up sale prices, the report says. That leaves fewer opportunities for buyers looking to improve a hotel after buying it.
Large institutional investors still have a limited presence in the islands’ holiday hotel market. Private investors are emerging as buyers of hotels already upgraded, while Amundi’s purchase is an early sign of European asset managers seeking established properties with long-term leases.
More guests, but shorter stays
The rush to buy hotels contrasts with slower growth in nights spent there. Across the Balearics, hotel stays rose just 1 per cent in the first nine months of 2026 compared with the same period in 2025. Visitors from elsewhere in Spain increased by 4 per cent, but stayed about 3.4 nights on average. International arrivals also grew, while shorter visits held back the rise in overnight stays.
Average room rates nevertheless rose 8 per cent in the first three quarters. In August, nearly 2,000 fewer hotel rooms were open across the islands than a year earlier. With costs rising and demand growing more slowly, EY-Parthenon expects hotels to focus on protecting their margins. It still expects investors to remain interested in Spain’s hotel market through the rest of 2026 and into 2027.
