Mallorca rental homes: agents warn supply could shrink
Mallorca’s tight rental market could lose more homes: estate agents in Palma, Mallorca, warn on 30 September 2026 that proposed national housing rules may put owners off letting their properties. The warning comes from the Balearic Association of National and International Estate Agencies (Abini). It says measures announced for a new state housing decree could reduce the number of homes available to rent across the Balearic Islands.
Abini is particularly concerned about longer rental contracts and possible rules that would make it harder for owners to get their properties back. Its president, Daniel Arenas, says some owners might decide not to let a home, while others could withdraw one already on the market. In Abini’s view, fewer homes would leave tenants competing for what remains, adding pressure on prices and making it harder to secure a rental.
Arenas says the Balearic Islands have faced a shortage of homes to buy and rent for years. Abini supports efforts to help families and vulnerable people find housing, but argues that the proposed restrictions could work against that aim. It wants incentives for owners to let homes, dependable rules and tax policies that encourage rentals.
