Mallorca rents: Palma one-bed flats average €1,292

A one-bedroom flat in Palma costs an average of €1,292 a month, making it Spain’s most expensive capital for this type of rental. The figure is far above the national average of €948, according to property platform idealista.

Idealista published the figures on Tuesday 22 September 2026. Palma is followed by Madrid at €1,277 a month, Valencia at €1,185 and San Sebastián at €1,164.

Across the Balearic Islands province, the average monthly rent for a one-bedroom flat is even higher, at €1,347 — the highest figure in Spain. The Community of Madrid follows at €1,233, ahead of Valencia at €1,088, while Barcelona and Málaga both stand at €1,051.

The islands also lead Spain for rented rooms, at an average of €582 a month. Palma ranks second among Spanish capitals at €550, behind Barcelona at €600; the national average is €425.

Studio rents are also highest in the Balearic Islands, averaging €1,068 a month, compared with €819 nationally. The Community of Madrid follows at €958, then Vizcaya at €910, Valencia at €908 and Barcelona at €900.
