Mallorca rents: Palma third priciest provincial capital
Mallorca’s capital, Palma, sees rents rise 7.6% from a year earlier to an average of 19.6 euros per square metre in October. That makes it Spain’s third priciest provincial capital for renters. Only Madrid, at 23.4 euros per square metre, and Barcelona, at 20.5 euros, cost more, according to figures released by property platform Idealista on Tuesday, 3 November 2026.
Across the Balearic Islands, rent averages 20.6 euros per square metre, up 5.4% from October last year. That rise is just below Spain’s average of 5.6%, but the islands remain the country’s second most expensive province for renting.
Palma’s increase is not the steepest among provincial capitals. Rents rise 19.7% in Huesca and 13.1% in Huelva over the same period, though both remain below Palma on price per square metre.
