Mallorca’s Palma rental yield trails Spain at 4.45%
Mallorca’s capital, Palma, returns landlords a gross rental yield of 4.45% in September 2026: only two Spanish provincial capitals rank lower. Across Spain, the figure is 7.24%, according to property website pisos.com.
San Sebastián records a yield of 3.85% and Girona 4.42%. Elsewhere, Sevilla reaches 7.46%, Barcelona 6.96% and Madrid 5.52%.
Gross rental yield compares a property’s annual rent with its purchase price. For its Spain-wide calculation, pisos.com uses a 100 m2 home costing €246,500 and monthly rent of €1,489. That adds up to €17,868 in gross rent a year. The national yield is nearly 0.4 percentage points higher than in 2025.
Ferran Font, head of research at pisos.com, says the gap between cities comes down to the relationship between purchase prices and achievable rents. He expects pressure on the rental market to continue while the supply of homes falls short of demand. Building more homes and combining other measures will be needed to improve access to housing over time, he says.
