Palma rents: 80 m² flat tops €1,540 a month

Mallorca’s capital, Palma: advertised rents put an 80-square-metre flat at more than €1,540 a month. MÉS per Palma highlighted the figure on 28 September 2026 as it criticised the People’s Party (PP) at Palma City Council and the Socialist Party (PSOE) in Spain’s government over housing. The party wants rent limits, more public housing and a ban on home purchases by non-residents and investment funds.

Rents climb as buying costs surge

Figures from property website Idealista, cited by MÉS, show Palma’s advertised rent rising from €11.1 per square metre in June 2021 to €19.3 in August 2026 — an increase of nearly 75%. At those rates, an 80-square-metre flat would have gone from about €888 to more than €1,540 a month.

Buying is costly too. Spain’s notaries’ statistical portal ranks Palma as the country’s most expensive city for home purchases, at an average of €4,183 per square metre. The national average is €1,995.

MÉS presses for housing changes

MÉS wants a municipal housing company and steady annual funding to expand public rental housing. On 15 September, Spain’s Congress rejected a proposal from Sumar and MÉS to stop companies and investment funds buying homes. The PSOE abstained; the PP, Vox, Junts and UPN voted against it.

MÉS councillor Neus Truyol also criticised Palma’s focus on squatting. She said the city’s Comprehensive Housing and Anti-Squatting Office handled six squatting cases in its first months, compared with 238 enquiries about rental problems — 69% of all enquiries. Truyol contrasted that with the former Anti-Eviction Office, which helped almost 6,000 families at risk of losing their homes over eight years.
