Palma rents: 90.1% of listings top €1,500 a month
Palma, Mallorca: 90.1% of homes advertised for rent cost more than €1,500 a month. That puts the city at the top of Spain’s provincial-capital ranking, according to an analysis published by property website pisos.com on Wednesday, 28 October. Across the Balearic Islands, 89% of rental listings exceed €1,500 a month.
Cheaper homes are hard to find
In Palma, just 1.9% of listings cost less than €700 a month. Another 1.1% are priced between €700 and €1,000, while 6.9% fall between €1,000 and €1,500.
Across the Balearic Islands, only 0.4% of rental listings cost less than €700 a month — the lowest share of any Spanish autonomous community. The €1,000-to-€1,500 bracket accounts for 9.1% of listings, while 1.5% are priced between €700 and €1,000.
The gap with the rest of Spain
The Balearic share of listings above €1,500 is more than twice the national figure of 39.4%. It has risen by three percentage points since 2025.
The costly end of the market is growing across Spain too: 37% of listings were above €1,500 in 2025, compared with 39.4% now. Meanwhile, homes advertised for less than €1,000 make up 35.7% of national listings, down from 39% a year earlier.
