Balearic property valuations fall 5–6% as Spain rises

Responsible for this content: Frank Menze

Mallorca is part of a Balearic Islands region where property valuations fall by 5% to 6% in the first half of 2026, even as the count rises across Spain. The figures come from 21 firms in the Spanish Association for Value Analysis (AEV). They measure the number of valuations, not whether homes on Mallorca are getting cheaper.

Spain’s total rises

Across Spain, complete home valuations rise by 5% to more than 372,000. The firms carry out 544,000 valuations of all kinds, up 3.58% on the first half of 2025.

Valuations for mortgage purposes number 347,000, down 1.52%. They account for 64% of all valuations, compared with 67% a year earlier. Andalusia, Cantabria and Navarra join the Balearic Islands in recording falls of 5% to 6%.

Fewer new-build projects valued

Mortgage valuations for planned new-build properties drop by 27% to 5,200. The number for renovation projects rises by 7.5% to 575.

The association points to limited new housing supply and wider difficulties in accessing housing. Its figures do not give a separate count for Mallorca, so they cannot show how much of the Balearic fall happened on the island.
