Mallorca: 23 public rental homes, ten-year priority

The Balearic government plans 23 public rental homes in Llucmajor, Mallorca, with priority for people who have lived in the municipality for at least ten years. It presented the project on Monday, 28 September 2026, for a site on Grup Escolar street. This would be the municipality’s first public housing development in 25 years.

Who gets priority

Llucmajor council proposed the ten-year residency preference. Across the Balearic Islands, regional law generally requires at least five years’ residency to qualify for public housing. Agreements between local councils and the Balearic Housing Institute (Ibavi) allow that requirement to be raised locally. This would be Ibavi’s first rental housing project in Llucmajor.

What the project includes

The plans show two one-bedroom homes, 20 two-bedroom homes and one three-bedroom home. Two homes would be adapted for people with disabilities. The site would also have nine parking spaces at ground level, including two adapted spaces.

The building would cover more than 2,200 square metres, with a ground floor, three upper floors and a basement for installations. The expected cost is around 4.3 million euros, with funding from European Feder funds for 2021–2027, the Mallorca Island Council and Spain’s Ministry of Transport, Mobility and Urban Agenda. Its designation as a project of regional interest allows the approval process to move faster.
