Mallorca: 60 public rental homes planned for Marratxí

Sixty public rental homes are planned for Pont d'Inca in Marratxí, Mallorca, with building work due to start in early 2027. The project is expected to take 17 months to complete. Balearic Housing Institute (Ibavi) is developing the scheme on four plots given free of charge by Marratxí Town Hall.

Balearic President Marga Prohens presented the plans on Tuesday for Calle Mariano Gómez Ulla Metge 12-16. The development forms part of the regional government's emergency housing plan, intended to increase affordable homes for people who live on the islands.

Priority for the homes will go to people registered in Marratxí who can prove they have lived continuously in the municipality for at least ten years.

The block will have a ground floor and four upper storeys. It will contain 28 one-bedroom homes measuring between 48.8 and 56.1 m2, plus 32 two-bedroom homes of between 60.3 and 65.5 m2. Five of the 60 homes will be adapted for people with disabilities.

Plans also include 26 parking spaces, five of them adapted, and a 296.7 m2 commercial unit on the ground floor. The total built area is 6,365.8 m2 and the estimated cost is about €11.9 million, excluding taxes.

Funding comes from the Housing Ministry's Plan 20,000, through the Council of Mallorca, and the State Housing Plan 2026-2030. The scheme will use an accelerated approval process available to projects classed as investments of regional interest.

Prohens said the Balearic Government is backing more than 1,500 public homes in new Ibavi developments across the islands, aimed at residents.
