Spain rent freeze: Sánchez backs tax breaks for landlords
Spain’s small landlords could get tax breaks for freezing rents or limiting increases to the consumer price index under a proposal backed by Prime Minister Pedro Sánchez. He set out the idea in a podcast interview reported from Madrid on 28 October. The tax breaks would compensate owners who hold rents steady or limit rises to the cost of living.
More affordable homes and clearer prices
Sánchez also wants more protected housing built. He said only 5% to 6% of homes built each year are protected or affordable, and warned that building more homes would not do enough if that share stayed so low.
For people looking to buy or rent, he backed publicly provided reference prices in the areas where they are searching. He said the figures would give them more room to negotiate.
Longer tenancies and limits on investment funds
Longer rental contracts are also under discussion. Sánchez pointed to automatic extensions as one option, while saying the rules would need to allow for owners who want to live in a property themselves or sell it.
He also wants to curb investment funds that buy homes for speculation. He criticised the authorities responsible for housing for not using the tools available to them, and said Congress had rejected the government’s housing decrees.
