Balearic rent rise limits cover 98,800 tenancies

In the Balearic Islands, rent rises on 98,800 market-rate home tenancies now face a freeze or a 2% limit. The homes house 278,200 people, according to figures from Spain’s Ministry of Social Rights and Consumer Affairs reported on 1 October 2026. Spain’s government approved the special limit on rent increases.

Rents are frozen under 27,200 of the agreements, covering homes where 76,600 people live. Another 71,600 agreements, covering 201,600 people, have rent rises limited to 2%. That group includes 31,900 agreements for homes where the reference index cannot be calculated.

The ministry estimates that tenant households will save €23.5 million a year: €14.3 million from frozen rents and €9.2 million from the 2% limit. For a household at the midpoint of the frozen-rent group, the estimated saving is €31.2 a month. In the 2% group, it is €7.7 a month.

Across Spain, the special limit applies to about 3.26 million agreements covering homes where roughly 8.4 million people live.
