Mallorca rents: Prohens says rent rules worsen crisis
Across the Balearic Islands, including Mallorca, finding an affordable rental is harder than last week, says regional president Marga Prohens. Speaking in Eivissa on 1 October 2026, she says her government will not apply the law on “stressed housing zones”, areas covered by special rental rules. She argues the rules make the housing crisis worse.
Prohens points to Catalonia, where the law applies. More than 900 evictions took place there in three months, she says. She also claims that rental homes have disappeared from the market, especially the cheaper ones, while prices for those still available have risen.
In the Balearic Islands, 96 per cent of homeowners are families or small landlords, according to Prohens. She says a decision requiring landlords to compensate tenants when a contract is not renewed has already prompted many owners to withdraw rentals. She also criticises two decrees that she says contradict each other.
Instead, Prohens says her government will keep building public housing and give residents priority for it. More homes on the rental market are the only answer to the gap between supply and demand, she argues, and landlords need confidence to offer them.
