Barcelona rental ads: just 4 of 30 meet new rules
Barcelona, Catalonia, has a rental-ad problem: just four of 30 listings checked meet new disclosure rules. Consumer group Facua-Consumidores en Acción filed complaints against six property websites on 15 October 2026. It checked 102 rental ads across Barcelona, Bilbao, San Sebastián, A Coruña, Santiago de Compostela and Barakaldo.
What renters cannot see
Facua says none of the ads it checked in the other five cities met the rules. Missing details include the maximum rent allowed in areas where the housing market is under pressure, the amount charged to the previous tenant and whether the landlord is classed as a large property owner.
The housing decree of 6 October also requires ads to show a rent-price reference index and the rule setting the local rent limit. Facua says that without these details, prospective tenants cannot check whether an asking price stays within legal limits. The requirements also cover short-term lets and rooms intended as a main home.
Complaints filed, checks requested
Facua has filed complaints against Idealista, Fotocasa, Pisos.com, Habitaclia, Ya Encontré and Milanuncios with Spain’s Ministry of Social Rights, Consumer Affairs and the 2030 Agenda and consumer authorities in Euskadi, Catalonia and Galicia. It says it will also complain about dozens of estate agencies.
The group wants the authorities to inspect the ads and, if they confirm breaches, start proceedings against the websites and agencies responsible. Mallorca was not among the places checked, so the findings do not establish whether rental ads on the island have the same gaps.
