Spain moves to extend rental contracts by two years

Spain moves to extend some existing rental contracts by two years: ministers approve two housing decrees in Madrid, Spain, on Tuesday, 29 September. The extension would cover contracts due to end before 31 December 2028. Both decrees still need Congress’s approval, and the government has asked for a special sitting on Friday.

The plans would keep protection against eviction in place until 2030 and bar property purchases by so-called “vulture funds” until 2028. They would also regulate seasonal lets and room rentals. Automatic renewal of residential rental contracts is set to go into an emergency housing decree.

Negotiations over room rentals and automatic extensions delayed Tuesday’s cabinet meeting by an hour. It began after 10.30am. Sumar had pressed for both measures, as has the Tenants’ Union, which is organising a tent protest in Madrid’s Puerta del Sol. The next step is for Congress to consider the decrees.
