Mallorca rental warning: Balearic leader fears fewer homes
Fewer rental homes across the Balearics: regional president Marga Prohens warns that blaming property owners for tenants’ vulnerability will cut supply. Her warning matters for Mallorca as Spain’s Congress prepares to vote on two housing decrees on Friday. On Thursday, 1 October, several regions governed by the People’s Party said they might challenge the measures in court if they pass.
What the decrees would change
The first proposal, known as the “Maricarmen” decree, would extend protection against eviction until 2030, lengthen rental contracts by two years and make it harder for speculative funds to buy homes.
The second would provide for automatic extensions of rental contracts. It would also give tenants compensation if a landlord ended a contract without a reason allowed under the rules. That proposal appears unlikely to win enough support in Congress, according to Europa Press.
A vote before any court challenge
Castilla y León says the decrees intrude on regional powers and create legal uncertainty. Its government intends to challenge them if Congress approves them. The People’s Party leadership has left its regional governments free to take their own cases to court.
For Prohens, the concern in the Balearics is the number of homes available to rent. She says owners need greater certainty rather than being held responsible for tenants’ vulnerability. Whether either decree passes remains unsettled: Junts is due to decide its position before Friday’s vote.
