Spain rents hit 265 euros/m2: souvenir shops change

Souvenir shops on Spain’s busiest tourist shopping streets are moving away from cheap, high-volume gifts as rents reach record levels. On Barcelona’s Portal de l’Àngel, space costs up to 265 euros/m2 a month, according to Savills and Colliers. Reported on 16 September, the figures show retailers turning to products that leave more room to cover their bills.

Record rents reshape the shelves

Portal de l’Àngel tops the list at 265 euros/m2 a month. Calle Preciados in Madrid follows at 260 euros/m2, ahead of Passeig de Gràcia in Barcelona at 250 euros/m2 and Marqués de Larios in Málaga at 240 euros/m2.

Other costly locations include Velázquez in Seville at 156 euros/m2 and Calle Colón in Valencia at 118 euros/m2. Strong demand for premises on streets with the heaviest visitor footfall has driven rents to their highest levels.

Higher-value gifts take centre stage

To meet property costs and compete with fashion and restaurant businesses, gift retailers are widening their ranges. Contemporary craft, gourmet food, natural cosmetics, better-quality textiles and sustainable goods are taking priority over lower-priced traditional souvenirs.

The change is also reaching sales points in museums, monuments, hotels and theme parks. Separately, Spain received 11.5 million international tourists in July 2026, 5% more than a year earlier, with spending above 18,000 million euros, up 10.9%.

The changing tourist retail market will be discussed at Souvenir Expo Spain, due to run from 22 to 24 January 2027 at Fira Barcelona.
